Every purchase is different and every timeline is different — but the process is always the same. Knowing what's coming is half the battle, and it's my job to walk you through all ten steps so you always know exactly where you stand.

Get Pre-Approved

Meet with a lender to lock in your budget and get your pre-qualification letter. This is step one — not step three. Sellers won't consider an offer without it, and it keeps you from falling for a home you can't finance.

Define Your Search Criteria

We sort must-haves from nice-to-haves: location, size, style, school district, commute. The clearer your picture, the faster we move.

Start the Search

I set up a custom MLS search and alert you the moment a match hits the market. In a competitive market we tour homes the same day they list when we can.

Tour Your Top Picks

We narrow to your top 3–4 and walk them in person. I'll point out condition, value, and red flags so you can compare clearly. Most buyers tour 8–12 homes before the right one — that's normal.

Make a Strategic Offer

When you find the one, we build an offer designed to win — not just the highest price, but the right terms: closing date, contingencies, and earnest money all matter. I handle the paperwork.

Accepted Offer & Earnest Money

You're under contract. Submit your earnest money (typically $1,000–$3,000) within 48 hours — it applies toward your down payment at closing.

Schedule Your Inspection

You'll have 10–15 days to inspect. A pro examines everything from foundation to roof. Don't let the report scare you — repair items become negotiation tools to get money back from the seller.

Appraisal & Underwriting

Your lender orders an appraisal to confirm the home's value and runs underwriting to finalize your loan. I keep everyone on track so nothing stalls.

Final Walkthrough

Right before closing we confirm agreed repairs are done and no new damage has shown up. If something's off, we address it before you sign.

Closing Day — You Get the Keys

You sign at the title company, handle closing costs, and the home is officially yours. And I don't disappear after — I'm your agent for life.

After Closing
When Do You Actually Get the Keys?

"Closing day" and "move-in day" aren't always the same thing — and that catches a lot of buyers off guard. Here's how possession works, and how I make sure you know your exact move-in date before you ever sign.

Possession at Closing
The most common path. Once the sale funds and records, the keys are yours — you can move in that same day.
Delayed Possession
Sometimes the seller needs a few extra days — often because they're closing on their own home. We agree on it up front, put it in writing, and usually set a daily occupancy fee plus a deposit so you're protected.
Either way, your possession date is negotiated right in your offer (Step 5) — so you'll know exactly when you get the keys before you sign anything. No guessing.
